General Outline of Architectural Services :

Client /Architect kick-off meeting :

  • Define program and scope of the project
  • Define budget and construction cost
  • Typical Fixed Fee contract agreement will range between 8-12 percent of projected construction budget__ Review options of contract agreement  

Field measure for renovation addition projects :

  • Site visit- field measure and photograph etc.

Schematic Design Phase : process to achieve approved design direction

  • STAGE #1:  site plan__plans__elevation character sketch__scale to accommodate 11" x 17" set  

              note: STAGE #1 may consist of two or three meetings

  • STAGE #2: site plan___plans___elevations ___building section and 3- dimensional medium i.e.

              (model or drawing)__scale to accommodate 18" x 24" set

  • Client/Builder to provide Architect with pertinent information related to project i.e.  

              (site information soil bearing tests) 

  • Hardscape design will be included within this phase and through out construction                      

Design Development Phase

  • Develop the approved STAGE #2 design : 
  • Cover Sheet Site Plan and Roof Plan__Footing and Foundation Plan_1st and 2nd Floor Plan_
  • Elevations_ Building and Wall Sections  note: minimal text, dimensions and structural information
  • Structural Engineer consultation
  • Builder to use this Pricing Set to get hard numbers from trades
  • Architect to provide Landscape Architect with drawings and information upon Client request
  • Changes can be made in this stage do to budget prior Client sign-off 

Construction Documents Phase

  • Cover Sheet Site Plan and Roof Plan__Footing and Foundation Plan__1st and 2nd Floor Plan__ Elevations__ Building and Wall Sections__Details__Structural Plans and Schematic Electrical Plans
  • Client/ Architect/ Builder final review of plans prior to construction
  • Additional time to address unclear items or discrepancies in the construction drawings

              will not be billable  

Construction Administration Phase__site observation visits

  • These will be on an as-needed basis on different phases of construction
  • Once a week site visits are not out of the question
  • The Architect /Builder relationship is critical within this phase
